1. Recap of Michigan REALTORS Capitol Day
This past Thursday, Sept. 4th, 13 Aspire North REALTORS members attended the Michigan REALTORS Capitol Day at the State Capitol in Lansing. Aspire North REALTORS members enjoyed the opportunity to speak with State Representative for the 104th District, John Roth, and advocate for our state’s most timely and pertinent real estate issues. Some Aspire North REALTORS members also tracked down and provided State Senator for the 37th District, John Damoose, with the talking points as well. This event also provided a great opportunity to connect with other REALTORS from across the state and Michigan REALTORS staff. Talking points were provided by Michigan REALTORS on our state’s current most important real estate issues at the state level to facilitate conversations with our state legislators. - Call to Action to Vote Yes on Michigan House Bill 4524
This second item called upon Michigan House of Representative members to vote THAT DAY to approve Michigan House Bill 4524 to amend the Marketable Record Title Act. Thanks in part to all Michigan REALTORS members advocacy, Michigan House Bill 4524 passed with unanimous support (105 Yeas, 0 Nays, 5 Not Voting)!

2. City of Traverse City Aspire North REALTORS Candidate Questionnaire Responses
On Wednesday, August 27th a five person Aspire North REALTORS City of Traverse City Candidate Interview Panel made up of three City of Traverse City voters, and a representative of both the Aspire North REALTORS Public Policy and RPAC Committee interviewed all City of Traverse City Mayoral and City Commission candidates. This Aspire North REALTORS City of Traverse City Candidate Interview Panel has made endorsement and financial support recommendations that the Aspire North REALTORS CEO, Alan Jeffries, is bringing to the Aspire North REALTORS Board of Directors for approval before sending to the Michigan REALTORS RPAC Board of Trustees for potential disbursement of funds to approved candidates.
Until these endorsements and financial support recommendations are approved, we have made available all City of Traverse City candidate questionnaire responses for your consideration if you may be a City of Traverse City voter in the election this coming Tuesday, November 4th. We received approval from each candidate for the publishing of their candidate questionnaire responses. You can view all candidate questionnaires here on the Aspire North REALTORS website.
3. U.S. Senate Passes Trigger Leads Bill, Heads to President for Enactment
An update courtesy of the National Association of REALTORS (NAR), the U.S. Senate unanimously passed the Homeowners Privacy Protection Act of 2025, a bill that severely restricts the use of trigger leads. The bill previously passed the House and now heads to President Trump's desk for his signature and enactment into law.
NAR and a broad coalition of partners fought for years to end the use of mortgage credit trigger leads. The use of mortgage credit trigger leads is an abusive practice where, after applying for a mortgage loan, credit reporting agencies sell a consumer's data without the consumer's knowledge or consent to other competing lenders or mortgage brokers as leads. Consumers are then inundated with dozens of calls, emails, and texts from mortgage brokers and lenders looking to take business from the original lender. Consumers are not aware that the information they shared to apply for a loan has been sold and have limited opportunities to opt out. Consumers are left frustrated, often thinking that their agent or lender has sold their information when the opposite is true.
Both chambers had previously passed their own version of the Homeowners Privacy Protection Act of 2025 in June. However, the Senate decided to take up the House-passed version, a bill that includes a study of the usefulness of text trigger leads, and passed the bill without objection.
After President Trump's signature, trigger leads will be severely limited starting in six months. NAR will continue to monitor the implementation and ensure that our members and consumers are protected.
