Give Your Input on the Proposed Grand Traverse County Septic Inspection Regulations; What RPAC Did for You in 2024; Thank You to All RPAC Investors in 2024!

Grand Traverse County has introduced proposed septic inspection regulations and we need YOUR INPUT to ensure the regulations considered are in the best interest of our community without an undue burden on transactions. 1. Give Your Input on the Proposed Grand Traverse County Septic Inspection Regulations

As we have covered in the GAD Top 3 (on Oct. 21st, Nov. 18th, Dec. 9th, and Jan. 27th) the Grand Traverse (GT) County Health Department has been considering point-of-transfer septic inspection regulations. These regulations were drafted based on the discussion and input of a Septic Inspection Program Ad Hoc Committee which consisted of three GT County Commissioners, with input provided by The Watershed Center GT Bay, local township government staff in GT County, a septic inspector, and myself (Connor Miller) representing Aspire North REALTORS. As of the January 22nd GT County Commission Study Session a proposed GT County Onsite Wastewater and Sewage Disposal Regulation was introduced to the GT County Commission.

Now that a draft policy has been created we (Aspire North REALTORS) are looking for YOUR INPUT to ensure that any potential point-of-transfer septic inspection regulations considered for GT County have the effect of protecting our local environment and public health without placing undue burden on real estate transactions. The Aspire North REALTORS Public Policy Committee will be forming a task force to review in detail the proposed Grand Traverse County Onsite Wastewater and Sewage Disposal Regulation over the next couple of weeks and provide any input and recommendations to the Grand Traverse County Commission. 2. What RPAC Did for You in 2024

The Aspire North REALTORS RPAC (REALTOR Political Action Committee) Committee has kicked off 2025 with some office visits to share with our members the importance of investing RPAC to support and protect the real estate industry. In these conversations we have been sharing advocacy wins that Aspire North REALTORS, Michigan REALTORS, and the National Association of REALTORS had in 2024 thanks to members like you investing in RPAC. These advocacy wins include:

  • Defeating a Michigan State Housing Development Authority’s (MSHDA) proposed transfer tax. Based on the Michigan average home price ($225,000), it would have increased the transfer tax by about $450 per transaction, or $1 per $500 of home value. This is $450 per transaction that was prevented thanks to the work of Michigan REALTORS, supported by your RPAC investments.
  • Michigan Senate Bill 602 (Public Act 122 of 2024) supported by Michigan REALTORS was signed into law in July establishing guardrails for Right-to-List Home Sale Agreements (has to be in writing, all owners must sign, cannot be for a period of more than 2 years, option for owners to terminate, explanation of the terms on the first page of the contract) ending the practice of 40-year Right-to-List Contracts which were placing 40-year liens on properties through these 40-year Right-to-List agreements.
  • $25,000 Issues Mobilization Grant received and Local Issues Polling conducted, a service value of $30,000, for a total of $55,000 in funds and services provided to our region to support our association’s efforts to protect funding tools for housing development in our region. Specifically, Housing TIF.
  • Of the 469 federal races in this year’s general election. RPAC supported 452 candidates and won 438 of those races (a success rate of just under 97%!)

As the Government Affairs Director, I work to advocate for the real estate industry through programming that promotes the election of pro-REALTOR® candidates; engage, inform, and activate membership and local government officials on key local and state real estate policies; provide staff support to the REALTOR® Political Action Committee that invests members' voluntary contributions to protect and promote the real estate industry; and support the Aspire North memberships’ involvement in community projects to further grow and strengthen our region.
