The real estate market across Northern Michigan continues to show strength and resilience in early 2026. Recent market data from the Aspire North REALTORS® Multiple Listing Service highlights notable increases in home prices, sales activity, and overall market volume across the five-county region of Grand Traverse, Leelanau, Benzie, Antrim, and Kalkaska.

Home Prices Continue to Rise

In February 2026, the average price sold for single-family homes reached $525,720, an increase from $479,554 in February 2025 and $461,580 in February 2024. The median sale price also rose to $415,000, up significantly from $355,000 last year.

These increases reflect continued demand for housing in Northern Michigan, particularly in desirable waterfront and lifestyle communities. Over the past several years, the market has experienced steady growth, with average sale prices climbing dramatically since 2020 when the average sold price was approximately $282,413.

Sales Activity Sees Strong Growth

The region recorded 166 single-family home sales in February 2026, compared to 122 sales in February 2025 and 130 in February 2024.

This increase in sales activity suggests that despite rising home prices, buyers remain active and motivated in the market. With a total sales volume of $87.2 million, February 2026 significantly outperformed February 2025, which recorded approximately $58.5 million in total sales.

County-by-County Market Snapshot

Each county within the Aspire North service area experienced varying levels of activity:

  • Grand Traverse County led the region with 97 home sales and over $43 million in total volume, with an average sale price of $444,197.
  • Leelanau County continued to command the highest average prices at $879,244, reflecting the strong demand for premium and waterfront properties.
  • Antrim County reported an average sale price of $743,235, while Benzie County averaged $426,000.
  • Kalkaska County remained the most affordable option in the region, with an average sale price of $302,458.

Shifting Price Ranges in the Market

A closer look at the distribution of sales shows continued growth in higher price brackets. In February 2026:

  • 33 homes sold between $500,000 and $749,999
  • 13 homes sold between $750,000 and $999,999
  • 13 homes sold for $1 million or more

These numbers indicate that the luxury and upper-midrange segments of the market remain active, while demand continues across a wide range of price points.

The February 2026 data shows a market that remains competitive but balanced. While prices continue to increase, inventory and sales activity indicate that buyers are still actively pursuing homes across the region.
