Villages

The Village of Kalkaska Land Usage Code permits Bed and Breakfasts in the One-Family Residential (R-1) Districts(i) with a Special Use Permit. Bed and Breakfasts are also allowed in the Commercial District as a principal permitted use.(ii) The standards of use of a Bed and Breakfast are outlined in Section 152.62C, Page 74-75 of the Village of Kalkaska Land Usage Code. Bed and Breakfasts are not defined as a home occupation under the Village of Kalkaska Land Usage Code.(iii)

Townships

The Bear Lake Township Zoning Ordinance permits Bed and Breakfasts in the Residential (R-1) District(i) with an authorized Special Use Permit pursuant to Article 86, 8601.(ii) The Bear Lake Township Zoning Ordinance does not appear to define Bed and Breakfasts but it does define Tourist Homes as “primarily a family dwelling where lodging with or without meals is furnished for compensation, chiefly on an overnight basis, and mainly to transients.”(iii)

In the Blue Lake Township Zoning Ordinance, Short-Term Rentals are defined as “any dwelling or condominium or portions thereof, in which the owner does not reside, that is available for use or is used for accommodations or lodging of guests, paying a fee or other compensation for a period of less than thirty (30) consecutive days.”(i) The provisions of a Short Term Rental are outlined in Article 3, Section 3.20, Page 39-41. Short Term Rentals are listed in Article 3, Section 3.20 as requiring registration with the Township Zoning Administrator and “shall not conflict with the single-family residential character of the neighborhood.” However, it is not listed as a permitted use or as a use subject to special use permit under any zoning districts.

The Boardman Township Zoning Book all uses that are not “one-family and two-family dwellings” or a “house trailer or mobile home, as provided under section 13.08B”(i) of the Boardman Township Zoning Book are subject to special approval as provided by section 13.05(ii) of the Boardman Township Zoning Book in the Residential (R) Districts,(iii) Resort-Residential (R-R) Districts,(iv) and the Agricultural-Residential (A-R) Districts.(v)

The Clearwater Township Ordinance #22 The Zoning Ordinance permits Bed and Breakfasts in the Village Residential (R-VIL) District(i) by right. Bed and Breakfasts are also permitted in the Single-Family Residential (R-1) District(ii) and Multifamily Residential (R-2) District,(iii) and the subject to the limitations and conditions stated in Article 8. Bed and Breakfasts are defined as “an owner-occupied single-family residence in which sleeping and breakfast accommodations are offered to the public on a daily or weekly basis for compensation.”(iv)
